Golden Visa Program for Non-EU Citizens

Portuguese passport holders have the right to study, work, and live in any country in the European Union.
non-EU Citizens receive a temporary EU Residence Permit for up to 5 years in exchange for investments in Portugal’s Real Estate. The new regulations offer non-EU Citizens, a simple and fast way for property investors to receive a five-year Residence Permit (Golden visa).

Upon purchasing real estate with a value of €500,000 the Portuguese Golden Residence Permit will be issued temporarily for an initial period of one year which can then subsequently be renewed for two consecutive periods of two years making a total of five years. After the five years has elapsed, the holder may apply for a Permanent Residence Permit.

REQUIREMENTS

INVESTMENT OPTIONS

INVEST 100% OF SPECIFIED INVESTMENT

The applicant must invest 100% of the specified investment.

  • Acquisition of property for a total value equal to or above 500,000 EUROS, or
  • Acquisition of property for a total value equal to or above 350,000 EUROS, for historical properties more than 30 years old or located in urban regeneration areas designated for refurbishing.
  • Acquisition of shares in historical hotels worth 280,000 EUROS.
  • Freedom to use, rent of lease.

PROCESS

  1. Application is submitted at the Services of Foreigners and Borders (SEF).
  2. Processing time between 3-6 months.
  3. Once the application is processed, the SEF will contact the investor’s legal representatives and set up an appointment with the investor (and family members) to collect signature and fingerprints.

GETTING THE PERMANENT RESIDENCE

  1. Applicant must had held the Golden Visa for at least 5 years.
  2. Kept a clean criminal record.
  3. Sufficient subsistence funds and a place of residence in Portugal.
  4. Proof of basic Portuguese proficiency.

GETTING THE PORTUGUESE CITIZENSHIP

  1. Applicant must have been a legal resident of Portugal for at least 6 years.
  2. Kept a clean criminal record.
  3. Sufficient subsistence funds and a place of residence in Portugal.
  4. Proof of sufficient Portuguese proficiency.

* As Portugal is part of the EU Schengen Agreement, holding residency grants you the ability to travel to all EU Schengen countries visa free. Once residency requirements (a week per year) for 6 consecutive years have been fulfilled, you will be allowed to apply for citizenship.
